looking to invest in a MF in easton or allentown PA

I have around 60k cash for an investment property looking for a coc return of 7% or better.  i have an aunt who lives in Allentown but the area isn't the nicest but with that said, it looks great for an investment property, can anyone tell me any areas that are good and bad? 

also looking into Easton PA as well

@Account Closed Why not include Bethlehem? I've been interested in investing in the Lehigh Valley for a while, but haven't pulled the trigger.
