Curious - do you believe it's going to be messy? The process is fairly simple (outside of a pandemic of course).
Is the eviction due to non-payment or a lease violation?
I have a recommendation depending on the need.
@Adam Odom — I apologize I missed your question. I was definitely concerned it was going to be messy. The tenant stopped responding to my calls/text/emails except for to tell me she will let the judge dictate when she has to move and how much back rent she has to pay. At the advice of an attorney I ended her month to month and evicted her for overstaying her lease. I have to take her back to court for the back rent and damages, but at this point I’m happy to have the unit back.

That would be considered a lease violation, “holding over”. I’m glad you were able to get them out!!
