Attempting first BRRRR and need some ARV help

So my offer on a property was just accepted and now I need to work out what my rehab budget should be. My problem is trying to nail down a more specific ARV than what I've been able to determine. I've received 2 very different opinions, both with possible conflicts of interest. If there are any agents in Memphis that would be willing to give me an unbiased price opinion (for future refinance purposes) please PM me. If necessary I can pay for it.
