Fix & Flip deals of SFHs in Memphis Tennessee

My name is Ilan, and I am new to real estate investing. I Did my research and decided to invest in Memphis Tennessee.
I am interested in Fix & Flip deals of SFHs with a budget of up to 60K (All in).
My plan is to continue with that tactic after completing the first deal.
Can anyone provide some tips?
Any special or unusual RE rules that I should be aware of in Memphis TN?
What are the best neighborhoods to Fix & Flip?
What are the worst areas that I should stay away from?
