Opinion on Napier Area for Buy and Hold Rental properties

Hello everyone,

I have been looking for SF or multifamily deals around Nashville area, and drove around the Napier area today. I saw some SF properties around the area and got me interested. I was wondering if anyone is familiar with the area, and can maybe give me some advice. I really like how close the area is to downtown. However, the neighborhood still seems to need some work and development. I have read about negative news, such as shooting, at the Tony Sudekum Apartment right around the area that puts doubt in my mind. 

My goal is to purchase buy and hold rental properties that could potentially generate cash flow. What are your thoughts on Napier neighborhood for this purpose?

Napier is as close to a warzone as Nashville has to offer.. Now that being said, North Nashville, now suddenly lovingly called Buena Vista, used to be a war zone as well. 10 years ago no one would go near East Nashville, and Nations was the home to many violent crimes. When I first moved to Nashville, Sevier Park in 12 South was known for drug dealers rather than farmers markets. Nashville seems to love to gentrify those "warzones" and rightly so, as the bad neighborhoods in Nashville are nothing compared to most big cities.

Gentrification aside, they are terrible rentals. I bought a few rentals in those "turning" neighborhoods and made a killing on the capital gain, but I could never keep a tenant in there more than a year and it always turned into more than I bargained for. I honestly don't know of a great single family buy and hold neighborhood in Nashville right now, but hopefully one of these other wise locals does.
