Mobile Home for First Investment Property

Hi everyone, has anyone invested in a mobile home / manufactured home on a private lot as a rental?

I'm considering one for my first investment property, but having no experience, I would really appreciate the input.

i think if you do your due diligence, it's an accessible, low cost way to get started / get in the game. I've heard it's one if the more recession proof asset classes out there, too. That and self storage. 

Here's a good podcast from a guy that has landed in that niche after trying a lot of other strategies. Kevin Bupp is probably on here too, i just can't tag from my phone.
