Looking to add a bedroom in the basement

Hello, 

I'm looking to add a 3rd bedroom to a house in the basement. I'm wondering if anyone has had experience with that, if so, what should we be careful of? I'm going to make a call to the building department to find out what type of egress, closet size, etc is needed. But any helpful pointers on this would be much appreciated!
