There are 2 different way you can refi. If you bought in all cash, you can refi within 1 month using delayed financing and get cash out. If you miss it, you need wait for 6 months to refi it. If it's not all your cash or private lender, if you need conventional loan, you need 6 month seasoning. It is always appraisal whether it's 1 month or 6 months. Whoever said it's price of the house is not right.

FNMA, cash outs 6months. Mention my name and he will know what you need. He does a gazillion loans a month with investors in our group.

How long must you own before you can refinance? And how lobig before you can do a cash out refinance? I am going to be doing a refinance in about two weeks. I had a lender tell me the value of the home will not be an appraisal. It will be based on purchase price + receipts if work done for renovations. Is this common? The repairs will take about 3 weeks and then I would want to refinance when they’re complete.

@Zane Gifford I a glad to answer any Financing questions on cashing out. For conventional financing - if the property is backed by your personal name; Here are the LTV’s On an investment property; A SFR if you have #1-10 mortgaged properties, you can pull out up to 75% of the equity and on 2-4 units is up to 70% equity.
