Finding a Rental property

Hello all,

I am new to rental property investing. I’ve really been doing lots of research on this and realized it’s something I really want to do. I have been struggling on finding a good 1st property. I’ve been approved for a loan, and have been actively looking. But every time I find a property that interest me I get outbid by a lotttttt more than the asking price (no way I can compete with that). I am open to single family and multifamily.  My heart is more so saying multifamily because I could then house-hack and leverage more of my money for future endeavors. BUT, even finding the right multifamily is so hard!

Anyone willing to help me with this journey or pitch some great advice?
