is there still any good deal in Austin or Do I have to look far?

Hi. 

I am wondering if anyone has any good rental properties in Austin from duplex, ADU to small multi-family 20 units or do I have to look outside Austin to find a good rental with good cash flow. I will be doing 1031 exchange in near future so I am want to get started looking and pinpoint areas and properties.

They are there but harder to find.  And stay away from whole sellers.  Mine are from friends or old neighbors as I’ve had real estate all over Austin, from the hood to the west and up and down mopac and I-35.
