Sault ste marie multifamily investing

Looking to connect with multi family investors in this area. I am currently researching the area and am seeing conflicting articles about population growth. I had also read an article about low vacancy rates in April 2022.

Anyone have a read on this area?

It looks to be a good market, as rents are strong there and house prices are cheaper than Southern Ontario. I plan to invest in Sault St Marie but have heard finding good property managers are difficult to in the North.
