Im looking for a good book that is informative on how exactly to study a market, does anyone have any suggestions?

I am not sure of a good book to study markets, I am assuming you mean RE markets. Some quick advice would be to: Study each different neighborhood in your market. Figure out what the price per square foot is for outdated properties as well as remodeled properties - this will give you a good idea of the ARV. Go on Realtor or Zillow and figure out what properties are renting for in each area ( remember to take size and condition into account) - this will help you have a good feel for what your rents should be. The only other factor is the rehab costs, you can find these calculators online or have a GC walk the property with you and give you a rough estimate. Once you do a few rehabs, you will be able to estimate without a GC. Analyze one deal per day in your market and that should help you become familiar with it to the point you dont have to even pull out a deal analyzer, you just know what numbers will work for each property.
