Hello BP,

First of all, I would like to thank BP for helping me save my money on Marco.

I have checked out most of the programs I see around for RE out today and pretty much all get smashed here on BP. I have spent thousands of dollars on programs already to include:

Alan Shlur Mass cash in Apartment buildings
Tim Mai - Real Estate Home Study Course

and several others which I am still paying off the loans.

Partnered up with a local investor as a "mentor" who charged me for lessons I got in some of those "free investor" kits sent out by people such as Cody Sperber, along with sending out over a thousand letters in the past six months, even though learning a bit, I still have not done a deal.

Even though my goal in real estate is to play in the commercial and bulk REO sector. obviously I need to build up some cash first.

I believe it must be something wrong with my letter or list, so my question is this..... Two Part

One, is Kathy Kellebrook, "the magic marketing lady", any more than just another hype guru, does her marketing system work

Two, wholesaling doesn't seem to be here in my city (Tampa Florida) moving is not an option for me right now (cash level). What is a good Real Estate niche for this area? or just keep banging against the wholesale wall.


Lastly, of the list below, if an experienced person or two could just comment yes/no or good/garbage.

These three items, along with Kathy's (listed above) are the ones I have sorted down to be the best and most honest looking from the outside, of course there is still that marketing glaze. I am going to get a few thousand dollars extra over the next 45 days and I'm looking to not be working a day job by independence day, yet I don't want to blow it on garbage while waiting another year to get rid of this job. this may look like just another post, yet I am quite determined with this. So if it please some real and experienced people could point me in the right direction, it would be most appreciated.

My apologies for the long post, however I am and eagle stuck pretending to be a rat right now. the best thing to do is find a eagle that is flying and ask them how to take off. So that is what I am doing right now, any flying eagles out there please, on your way by here point me in the direction of the runway.... I'll take care of the rest.... Thank you

You've already spent thousands on programs that you're still paying for that you said have done nothing and now want to spend more? I don't know anything about those programs and I'm sure others on here have heard of them. I think most of the advice you will get is to not go with the guru's. Get a job in real estate working construction, in a realtors office as an assistant, a title office, something in the industry. Attend investor gatherings/meetings there are a lot on the meetup website. You can probably find some on here. Tell people you will work for free for them in whatever capacity they need you. It takes a lot of work for not a lot of money starting out. Not having a job by July 4th is awfully ambitious and probably not going to happen. Maybe by 2015. Good luck.
