Who is still buying shopping centers?

COVID has shaken things up quite a bit, and we're starting to re-consider our position of different types of commercial real estate. Our small shopping center has done remarkably well this year (our busy anchor store was actually busy than ever before), but I can see the increased risk with this asset class. There is an interesting off-market shopping center for sale locally and it is catching my eye. 

Who is buying small shopping centers right now? Why or why not?
