I own 2 rental properties but travel for work. I'm a travel nurse. Thus, I'm trying to find a convenient way to accept payments and transfer the payments to pay the mortgage. I really would prefer not having family drive around to pay the mortgage. I heard Innago is good. I'd prefer free options. Any advice?

I'm looking to buy 50 properties or so yes I'll need something. Thought I would start early. I'd prefer not having my tenants pay a fee but we will see. Will try out Innago and Rentec Direct.

@Derrek J Hooyman There are a lot of cloud based services that offer similar services. We use Rentec Direct and really love it. It collects our rent, applies late fees, deposits our rents in our bank account, tracks expenses, screens our tenants, markets our properties, generates forms we can send out for docusigning by our tenants, tracks leases, and much more. We manage 37 doors with that costs us a few dollars per door per month with no surcharge for ACH payments and we get next business day credit for those. If tenants use a credit card they are charged a 3% fee… otherwise it is a free service to our tenants. It has a tenant facing web portal where they log in to pay rent and can report maintenance issues. It is bar none our favorite landlord tool that makes our lives much easier. All the best! Randy

I would go with Stessa. Free accounting options and fairly easy to keep track of things and get updated monthly/annual reports.

@Derrek J Hooyman I know you say you’re looking for a system and it’s never too early to plan for later by putting systems in place. That being said my tenants rebelled when I tried to use a management software and overwhelmingly said they didn’t trust an App they didn’t know and wouldn’t use it. This may not be as big an issue in more urban settings. I’m fairly rural. That being said I use Venmo, CashApp, and Facebook Pay to collect rents and then just transfer the funds from the bank account they go to to pay the mortgages.
