Validating a lead-filtering chatbot for agents — worth building?

Hey tech-minded real estate folks,

I’m working on a lightweight tool that acts as a smart chatbot for property listings.

It would:

🤖 Automatically respond to common buyer questions (owner finance, down payment, availability)

📥 Collect contact info, budget, financing, urgency

🔎 Score the lead and only send through those who seem serious

Use case: agent posts a link or QR code on a listing, in their email signature, or on Facebook Marketplace → bot handles all first-contact messages.

I’ve seen agents spending hours answering the same questions over and over.

Would you (or someone you know) actually use something like this?

Is it valuable enough to pay for monthly per property? ($19?)

Would love brutally honest thoughts.
