BRRRR Method Property Acquisition and Management Process Document

We are trying to create process documents for property acquisition and management structured around the BRRRR method. The goal of these documents are to outline the processes of selecting and acquiring a new property and to demonstrate an organized portfolio to potential future investors. Has any one made anything similar before? What did you include in your process documents?
