What’s your off market strategy?

I did the work in order to get enough capital to invest. My budget is 3x what I’m used to, but I’m still having a hard time finding a deal.


what has been your successful strategy at finding off market deals? I did some mailers a few months ago with no bites.

I'm in the same boat as you right now. Been doing this 10 years, and never had a harder time than now when it comes to finding deals.

My strategy has been consistently reconnecting with agents in my network who I know get a lot of sellers. They know I'm a decisive buyer who pays cash and closes quick. That has landed me a few deals lately.

I have the same approach with wholesalers. Been doing a lot of in person meet ups over coffee to re-establish connections and re-iterate my objectives. That way I'm closer to the top of their list when they get a deal.

Last I'm driving around my target area a few times per week looking for new for sale signs. Believe it or not when you do this, you'll catch a lot of deals a day or 2 before they go live on the market. If you call on the sign and offer that listing agent both sides of the deal, you might be able to snag it prior to it hitting the market.
