Do I rent or do I flip?

I’ve been renovating my 4th house. I’ve done a couple flips and a house hack. I’ve got 1 rental property and I would like more. I’m finishing a 3 bed 1 bath house that I would like to sell to raise some capital but I think it might be a decent rental. How do you make the decision of selling to raise funds and keeping a rental?
