Convert basement into a bedroom/tv room and laundry into bathroom

Hi guys,

I have a 3/2 SF with 2 car garage and basement. My idea is turn it in a 4/3 converting the basement into a conforming bedroom with window and closet and a tv room/living room and the laundry into a bathroom and put the washer and dryer in the garage. Here are some pictures of the area and a draft layout so you guys can understand. Is this a good idea in terms of valuation, is it worth, maybe refinance in the future, resale or maybe rent the basement on airbnb, vrbo? What you guys think?
