Keep it 4 bedroom or add a 1/2 bathroom

I have a property that I’m renovating. It’s listed as a 4 bedroom 1 bathroom. It has 3 bedrooms upstairs with one bathroom upstairs and one bedroom downstairs in the half basement. The 4th bedroom upstairs is more of a bonus room but does have a closet and large window. I’m wondering if I should turn it into a bathroom or keep it a smaller bedroom. Not really sure what would add/hold more value.

Keep it a 4 bed. If you can maybe add a bathroom downstairs in a different space that ins't a bedroom, that would add value. I don't think replacing a bedroom for a bath would be worth the cost.
