Help! Refinancing mixed use property NY

Hello! I need help. I am at my wits end.

I have a private mortgage through the seller that I planned to refinance. Turns out, it is hard to refinance a mixed use property in upstate NY! Does anyone have connections with progressive banks that will finance the following situation? I need cash out and to refinance ASAP.

- I have a mixed use property with 2 commercial spaces rented for the last 2.5 years and 1 short term rental/residential space I have airbnb'd/lived in part time for the past 2.5 years

- I owe about $110,000 and have about $200,000 in equity

- My credit is 580 - 620 right now due to being laid off last year and missing a couple of credit card payments. I know, I know...but I have a co-signer.

- I am in Upstate NY - all the places like beeline and rocketmortgage do not do mixed use or are not in NY. I have spoken to local banks, they want the business to co-sign the mortgage! What on earth!? And most forward thinking lenders are not in NY yet.

I need cash out for as much as possible to get myself personally square and also refinance this mortgage. I should have enough left over to hold on to for my next purchase for the BRRRRR method.

Please help.
