Duplex by a cemetary

Danielle Ronquillo
Posted

Hi! I'm a newer investor here with no properties. I am looking into properties both in-state and out-of-state. For this post, I am trying to find out more about the real estate market local to me. There is a dilapidated, unoccupied duplex in my local town (literally a 10 min walk from my home) and it is by a cemetary. I reside in a good school district in a peaceful neighborhood. Homes are kind of expensive in this area. My question is, would a duplex by a cemetary make for a good rehab and rental? Or would the cemetary just detract its value and drive away potential renters/buyers?

    Hey Danielle -

As a new investor, it's great you're exploring both in-state and out-of-state properties. Regarding the duplex near your home, being in a good school district and a peaceful neighborhood are big advantages.

In terms of location, the proximity to a cemetery might deter some people, others might not mind it, especially if rental properties are in high demand. Make sure to do your market research, budget for renovations, talk to other investors/agents, and build a relationship with a lender to secure financing and get advice. Guaging local sentiment will be key. Good luck!
