Getting Back Into BRRRR — Looking for Market Feedback & Tips

Hey everyone,

I did my first BRRRR back in 2019 after reading the BiggerPockets BRRRR book. The strategy worked well for me, but as the market got overheated, I pulled back.

Now that inventory is picking up and prices are stabilizing, I'm looking to get back into BRRRR with more intention and structure.

I'm currently evaluating several markets for new BRRRR opportunities:

  • Columbia & Greenville, SC
  • Camden, NJ
  • Cleveland, OH
  • Lakeland & Orlando, FL
  • DT Detroit, MI

I’d love to hear your experience in these markets especially any zip codes you've had success in, local insights, or tips on rental demand and ARVs.

Also curious to hear how folks are navigating the refi side of the strategy with rates where they are right now.

You're jumping back in at a great time. While I'm not able to provide a ton of info on any of the markets you listed above, I am seeing a lot of opportunity in Memphis for lower entry properties with very strong cash flow, which are a couple of the reasons Memphis has been known as one of the best places to BRRRR. Along with the increased inventory we are seeing, it's the perfect storm to start scaling BRRRR properties, and investors like yourself are seeing that.
