How to aquire a cash property without cash

Found a house that is an amazing investment property but they want cash and we don't have that much in hand. Are there options out there for me? I don't have an investor, I'm fully approved for an FHA but that won't work on this.

@Derek Welch If it truly is a good investment property, get it under contract. Find a partner with capital and close the deal. If you can't find a partner, go to a hard money lender or private lender. If you can't find either, the property isn't a good investment property.
Action will create solutions. Inaction will seed doubt. Get to crushing it!

They want cash because they can't pass any inspection, there's mold in the basement & the roof needs replaced.

Put all your expenses on your credit card and build your cash account, borrow from family. A moldy house might sit on the market for quite awhile. Maybe you will have time to pull it together..
