Im a contractor interested in real estate fix/flip/rent???

Self employed contractor electrician by trade, but do all aspects of construction. I’ve had trouble finding good help in my business which puts limitations on my work as far as the size of work I do.. Which means I’m missing out on money.. I came out with a plan to start rehabbing real estate.. I do not have the capital to buy a foreclosure home cash to get a good deal.. I have all the tools I need to fix a home and knowledge. I’m willing to workout a deal with someone on the finance side of things or partnership?? I’ve rehabbed homes for a lot of investors that were already in partnerships and have albums of my work.. I’m not sure if I need an investor or if I should be looking to get a loan?? I have a portfolio of my work and income. I have a very successful business but looking to make my time more worthwhile... Any suggestions on what I should do or where I should start I would greatly appreciate it! Thanks everyone!
