First investment-BRRRR or Rental/Stack

Trying to figure out if I should BRRRR or invest in a 2-4 unit rental and then plan on stacking from

there for my first REI. I have about 20k saved up, and another 20 if I partner with my brother.

Any advice would be greatly appreciated!
