I'm reading David's BRRRR Book and have this question. I felt that with the current housing market, it's not easy to find good deals. Without good deals you'll not be able to get a good cash in cash deal. So do you think BRRRR is still a good method in this housing market? Or should I wait till end of this year till everything settles down.

There are plenty of good deals. Wholesalers are a good place to start but an investor friendly realtor is invaluable.

@Dahanayaka De Silva finding good properties was hard 10 years ago. Finding good properties is hard 5 years ago. Finding good properties was hard last year, will be hard this year, and hard next year. It's always hard to find properties. Keep networking with other real estate investors. You will have to continually update how you acquire properties based on market conditions. I don't mean this to scare you away but what we do is very difficult and takes considerable work to be successful doing it. You can certainly do it but stay with it and keep learning and learning and learning.
