Wanting to do my first BRRR, advice?

I currently own a duplex that I rent out and cash flow $1200/month from it which I had house hacked which I have since moved out.

I have wanted to acquire more rentals and I have limited capital at the moment. I have access to possibly some private money or If not I was going to look into hard money.

I have two trustworthy friends interested in going in on a deal and one is extremely skilled and can do pretty much every kind of work.

I have less experience with construction, but have marketed a lot of off market properties that I have wholesaled and I am pretty good at comping properties and know to OVER estimate all of my repairs.

Tips on finding hard money if I have to go that route. Also tips on starting off brrr’ing with limited experience. Would we be better off flipping several properties for profits to fund brrr properties and not go with hard money for the brrr.
