Investing out of state for your first investment?

I just read (Buy, Rehab, Rent, Refinance, Repeat: The BRRRR Rental Property Investment Strategy Made Simple by David Mason Greene) and I'm inspired by it and I think that's how I'm going to approach my investing.

Anyone have any advice after doing it out of state? Should I start with this or should I start simpler?
