Hanging My CA License - Creative Seller Financing Specialists

I am looking to hang my license at a brokerage firm in Orange County CA that specializes in distressed properties.  I am hoping to learn how to buy properties using creative seller financing (AITD, lease options, subject to, etc).  If you have any recommendations, please let me know.
