Deal or no Deal in North East Los Angeles (NELA) - Cypress park not Glassal or Mt Washington.

What do you all think of the Cypress park area of 90065.

We could possibly acquire a traditional craftsman house for $350-$360k Cash.  It's listed at 1200 SqFt 3/1 but has un-permitted additions which would make it a 4/2.  It probably needs $40-50k in mainly cosmetic upgrades, but the un-permitted areas could make selling difficult.

I'm not familiar with this area, whether it's historic or not, or if it would be difficult to get permitting for additions done 60-80 years ago.  The House was built in 1908 like many in the area.

I know that Mt. Washington houses are highly sought after, but this Cypress Park area is a little gritty. It reminds me of nicer areas of Boyle Heights and less like a lot of the hilly areas of NELA.

Anyone have an idea what a 1200 Sqft could possibly go for in this area?  I have my CMAs and ARVs, but would like to know what a local flipper would assume.  Any other info about this neighborhood?
