In the real estate market you invest in, is it slowing? or appreciating?

Curious to see how the real estate market is performing in your area? Are you seeing inventories building up and see signs of slowness or are you seeing your market continuing to appreciate?

Inventory is still historically low.  Prices are still going up.  Econ 101.

How much more can we go up from here?  When will this housing market peak?  A picture is worth a thousand words.  You draw your own conclusion.
