Denver Area Condos

I have decided to look heavily at my first purchase being a Denver / Aurora area condo. One of the biggest factors that I see impacting whether or not it will cash flow is the HOA fees. I know because of the various services that condos provide, HOA fees are usually much higher than in a SFR neighborhood. I wonder if others can give me some insight as to what might be a red flag to spell potential profit loss. I am seeing a lot of deals that look good to me, but I would like to hear from some of you that are in this market especially.
