If you are serious about becoming a real estate investor, the first thing you should do is stop wasting money on college, especially if you are using student loans. Instead of borrowing $40K for an accounting degree, spend $1,500 on a weekend seminar on R.E. investing. Better yet, watch youtube videos, listen to podcasts, and read books from the library for free. Rich Dad Poor Dad is a good one to start with. Don't pay for an education and then realize they taught you the wrong material. Secondly, learn your market. What do homes rent for? What are homes worth in each area of town? Price per sq. ft? Once you learn what homes are selling for and renting for, you will know a good deal when you see it. Buy good deals and hold them as rentals.
