What are Local investors in Toronto and surrounding areas up to with their investments? I.E. whats working for you? Where in Ontario are you investing. etc.

@Colin Armstrong There's really opportunity everywhere. There's a million ways to do investment. If you're a first-time investor, I'd recommend looking locally and evaluating what type of deals for long-term rentals present themselves.
Usually a duplex is a nice start, but, like any deal the numbers need to make sense.

Hey Annabelle,
Great question.
A few factors: one being I moved up closer to the GTA for my music business and many years of managing distantly was proving trickier every year. The market had a decent hike, so the numbers started looking better and better for selling and worse and worse for holding. Also I'm finding the landlord-tenant relationship is becoming two one sided legally in Ontario with the landlord being pushed into a corner and having little or no recourse for bad tenants.
But the main reason is I found another investment (renting log cabins out on Airbnb) that is SOOO much more profitable and less headache / worry so I put all my eggs in that basket.

Niagara Region.. St Catherines, Niagara Falls, Fort Erie..
Woodstock, Stratford area..
Infill in Toronto, York, Peel Region too expensive and have lower margins and can only make money in building and not much in development.. Need to go out of GTA to make a margin in development which is what you want..
I was talking to a few buddies the other day and families want new homes and are willing but relocate in areas their pre-approval will take them.. People are willing to commute 60-90 mins one way to live in a new home that they can afford.. Believe it or not I know a handful of people who live in Niagara region and commute to Toronto everyday.. Hamilton is already a stretch to commute.. Niagara is kinda crazy.. wake up at 6 leave at 630 to make it for 9am geez man..
