Any Investors know the Cape Coral Ft Meyers area well?

Hey guys I'm looking to invest in a 8-40 unit property in the Cape coral / Ft Meyers area.  I think the area will only grow with the location desirability, aging population, etc

Looking in the $800k-3m price range.  Most likely 1.5-2 m.  Prefer light fixer or with upside potential on rent/ some value add but nothing major.  B building 

I was interested in local neighborhoods and some local advice on investing in the area.  Thanks in advance!
