New investor in the Upstate of South Carolina

I'm a new investor looking to expand cash flow by investing in buy and hold properties. I've have my first potential property under radar. However I need some help understanding the game. I plan to use HML and refi.

Prospect property:

$30k SFH

3bed/ 1 bath

967sf.

ARV: $60k

Potential rent: $750 to $800

I've already spoken to a couple of property management companies in the area and they said the property would rent very quickly.

I am very interested in learning more about real estate and just talking with someone. Looking to connect with other investors and contractors in the Upstate of South Carolina.
