Just placed an offer on a property, which both my agent and I feel strongly about that the owner will accept. I will likely need a home inspector within the next week or two to inspect the house when the offer is accepted. Can anyone refer me to a reliable home inspector that is diligent and charges a reasonable amount? As the title says, the home is in the St. Charles / Geneva, IL area.

I also will require an attorney for when closing time comes. Can anyone recommend a decent attorney that is relatively cheap?

I've used Bruce Peterson for many property inspections: CSI Home Inspections.

And I continue to use Greg Earl as my attorney of Myers, Earl & Nelson, P.C. in Geneva.

For my closings I use Jim Cook out of StCharles. He has done multiple transactions for me. Good follow though, easy to reach, reasonably priced, and an incredibly nice guy.

On my last acquisition I used Shawn Little with Dynamic Inspections.
