I need a mentor in California

I new at investing myself but I have worked for two years now for different investors as a project manager and leads manager. I decided I am ready to jump on my own and I found a great deal through a whole-seller in a great area but I need coaching to fund it. I have great experience as a project manager and I am thinking to look for someone to guide me through it and share the profit, like a JV. Would this be an acceptable arrangement? What would you just find an investor and see if you could get some time to talk? How would you pitch it? I'd hate to loose the deal due to lack of guidance. All advise helps! Thanks!!
