Best Places & Cities in the US to find Value Right Now??

Hi!

My husband and I live abroad, but we're thinking of coming back to the states.  We can live anywhere (pretty much), but we would like our first investment to be worthwhile.  My husband was born in NJ where his mother lives, so that area is a possibility.  He also lived in Seattle Washington, although we've heard that there are really no deals to be had there.  Having briefly looked at NJ real estate, we also found a lot to be still quite overpriced.  We're not attached to any one particular area, state or city, but if anyone could suggest any places that still have value, potential for growth, and cash flow positive deals to be had, what would you recommend?  Thanks so much!!  🙏❤️
