Is it worth it to start investing in Michigan ? i stay there

I’m 23 and I’am a resident of flint Michigan and I have a few bucks saved up, I been doing my research and I see that properties here are very affordable but it’s not as many jobs here so I was wondering should I start investing into Michigan? Or would it be best to invest in landlord friendly states like Texas or Az please local investors help me and I’am also seeking a honest mentor that have skin in the game because I don’t want to make any mistakes with this, I worked to hard for my money thank you, if you can help me I would appreciate I really love this app
