[Calc Review] Help me analyze this deal - Rookie Investor

I am a full time real estate agent and rookie investor searching for my first deal, likely in the Worcester Area. Please let me know what you guys think about the rent estimates and the rehab costs (being optimistic with just painting and installing new carpeting in the bedrooms) as well as any other aspects you have input on.      Worcester is an awesome market. Is that property a true single family? Do you plan to rent out to clark students by the bedroom? That may be your best bet. I do think $3000 a month would be at the high end if you plan to list it as one single rental. I own property in main south too. Rents are behind the rest of the city.
