Investment #1 - Duplex Househack in North Oakland, Pittsburgh

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $218,000
Cash invested: $7,500

House hacked a 2 unit property. Main house is 2/1 and the guest house is a separate 1/1 building on the lot that I converted to an Airbnb.

What made you interested in investing in this type of deal?

Great area, able to house hack, separate structures for each unit.

How did you find this deal and how did you negotiate it?

Found on MLS and negotiated a seller's assist and some repairs with my agent.

How did you finance this deal?

FHA

How did you add value to the deal?

Converting the guest house to an Airbnb = much more cashflow while living there

What was the outcome?

Cash flowed twice my mortgage while I lived there with the Airbnb. Snowballing that into the next househack this year (a 4 unit)

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Jeremy Taggart at Deacon Hoover Real Estate Advisors was my agent. Cannot recommend him and this brokerage enough.
