Purchasing a small SFR through seller financing. No money down. 2.5% interest. What's the ideal loan program to shoot for?

5 yr ARM? 10 yr fixed?

@Chris Oster, the best terms you can get.  


What's the goal for the property? Fix n flip or buy and hold? If you're already at 100% LTV and 2.5% interest, that's a damn good spot to be in. Either way if you can get that 2.5% interest only for as long as possible, that's probably your best case scenario.
