Investment Info:

Single-family residence fix & flip investment.

Purchase price: $24,000
Cash invested: $150,000
Sale price: $230,000

One floor house with open floor plan. Great quality construction with granite countertops and high ceilings. New Hardwood flooring throughout. Primary Bedroom has vaulted ceiling with a spacious bathroom, great remodeled walk-in closet.

What made you interested in investing in this type of deal?

How did you find this deal and how did you negotiate it?

I actually had this deal brought to me. Just getting your name out there to people letting them know you are looking is a great way.

How did you finance this deal?

I refinanced one of my rental properties in a BRRR and used the cash from that to renovate this deal.

Lessons learned? Challenges?

I have learned that I now need to find reliable contractors. This rehab took 10 months partly because I got deployed halfway through the process and partly because my contractors weren't reliable.

    Nice work! Reliable contractors are key but also reliable supply lines and prices. You have been pretty nervous. What was the timeline?
