Investment Info:

Single-family residence buy & hold investment in Henderson.

Purchase price: $320,000
Cash invested: $153,800
Sale price: $629,000

At $320k we got $10k credit from seller and $12k state grant that lowered the net purchase price to $298k. did a full rehab and we are holding it for now. You can see the cideo of this one here: https://youtu.be/xFwDPn8H6-0

What made you interested in investing in this type of deal?

seller gave usa great deal with closing costs and we got a $12k grant credit.

How did you find this deal and how did you negotiate it?

negotiated it from the mls for 2 months. Got it about 25k below list if i remember correctly.

How did you finance this deal?

conventional loa, seller credits, grant funds, minimal cash for down payment. Main investment was in remodel costs.

How did you add value to the deal?

full remodel inside and out

What was the outcome?

held for several years then sold for large profit. Also lived in the home as primary for several years so got profits tax free.

Lessons learned? Challenges?

since I lived in it I overly upgraded a few things that cause profits to not be as nice as it could have potentially been but we still did very well and had a nice home to live in.
