[Calc Review] Help me analyze this deal

Good Morning, 

I'm trying to decide if I should hold (BRRRR) or flip this property. The one thing I'm not seeing on the report is what, if any cash back I would receive once refinanced. Doing the math separately, it seems like I would get back what I put in, no more, no less. Can anyone help me better understand this?
