Hey Brian, just for curiosity's sake what type of property are you looking at? Is it turnkey? Considering that the purchase price is 350K, you'll at least need the rental income to be at $3,500 to meet that 1% rule when finding deals.

This is an off market deal that came across my desk looking specifically for a quick-close cash deal. I didn't think it would check all the boxes for a real estate investor. However, I have a cash buyer who has the majority of his investment funds (a number with 7+ decimal points) deployed in the stock market. He is looking to diversify into real estate assets that will build equity and cash flow for his family with less volatility. He is an older gentleman who's children are wanting to keep building his legacy. This could transform into future BRRRR investments as his adult children take the helm in the coming years.
Maybe I am romanticizing it too much...
