Investment Info:

Single-family residence buy & hold investment.

3 Bed 2 Bath cashflowing rental!

How did you find this deal and how did you negotiate it?

MLS we were able to negotiate down 10% because the seller was in a hard money loan going into the holiday slow season.

How did you finance this deal?

Conventional

How did you add value to the deal?

We made improvements mainly to the outside. U Driveway, tons of landscaping & hardscaping, new roof and HVAC.

What was the outcome?

We were able to reappraise and get our PMI off after 12 months when we moved out and turned the property into a rental

Lessons learned? Challenges?

Everything took longer than expected but was worth it in the end!
